French term

Appel de fonds

French to English Bus/Financial Real Estate
All my dictionaries suggest I translate this as 'call for funds', but my instinct is to call the document I am translating an invoice. It is a single sheet of paper detailing 6-monthly charges which a company is asking an individual to pay for a flat and some garages and cellars, all in the same property.

Here's an example of the context: "VEUILLEZ TROUVER CI-CONTRE VOTRE 1ER APPEL DE FONDS COUVRANT LA PERIODE DU 01.01 AU 30.06.2005 POUR UN MONTANT GLOBAL DE
**** EUROS"

Can 'appel de fonds' be translated as 'invoice' in this context, or is the term 'call for funds' used in the context of property charges in UK English?

call for funds

The individual is either the owner or lessee of the property concerned but has to cover his/her share of charges for jointly owned / rented areas and services.

This is a call for funds to cover that. I am treasurer of the Syndicate which manages the maintenance and insurance etc of the jointly owned parcels of land of the house I own. "Appels de fonds" are made to cover such charges.

I wouldn't call this invoice as it looks like they're paying in instalments.

First (payment) installment

In the given context this would be appropriate but yes, you can say call for funds even tho I don't really think we'd say it in English.

I don't know the appropriate term in English, other than to say that I don't think "invoice" is appropriate, if only because the same person will receive other "invoices" for the same properties which are not "appels de fonds".

In my experience, at least, an "appel de fonds" is made when a condominium (multi-owner property, like a block of flats) has programmed expensive major works such as a new roof, facade renovation, whatever, and wants to make sure the "syndicat des copropriétaires" has a good part of the money required before work starts. Depending on the amount required, there may be several "appels de fonds", i.e. it is assumed people will not want to pay up their entire dues in one go.

Similarly, it would appear, the term is used in reference to the payment schedule when buying property, from Kaufman & Broad at least (I am assuming the French equivalent of what follows would be \"appel de fonds\").

<<Now that I\'ve reserved a Kaufman & Broad home, what about my payment schedule?
When you sign the notarized deed of sale, you are given a provisional schedule of installments. CALLS FOR FUNDS will be sent to you in accordance with the schedule and the progress of work. Remember, this schedule is provisional and can therefore be modified depending on the progress of work.
Important: Payment is due fifteen days after you receive a CALL FOR FUNDS. If you go away on vacation, be sure to leave a forwarding address with your customer representative

Notification of Payment Due

More idiomatically: "We hereby notify you that your first payment is due for the period...(full stop). The overall total amount is €X."
